Quick Tip #2

PR work saves the property investor lots of trouble.

Like I said in my last article it is good to remember that the investment property that you bought was probably the worst house in a good neighborhood. With that comes all the years of frustration that the neighbors had with the previous family that let the property get in the condition that it is in now.

One of the most important jobs that a property investor can do is a quick meet and greet with the surrounding neighbors. This meeting is used to stop all the negative feelings that have built up over the years. As soon as possible I like to talk to any neighbors that I see in the neighborhood. When a neighbor gets to know the investor and sees that they are serious about rehab, and making the neighborhood a better place to live they usually become very helpful. You never know at the time what that “help” may in fact be. And when they see that you are both working toward the same goal they can be a big help watching over the place when you are not working on the property. Contrast that with a neighbor that does not know anything about you, or your intentions with the property. They may assume that it is just another owner, but the result will be the same. They could make complaint calls to the city , causing a lot of unnecessary problems for the property investor.
